Terms and Production Timelines

MODULAR HOMES:

Construction time varies depending on decision making processes, destination, size, model and season – some seasons are much busier than others. If you want your unit for Spring or summer we highly recommend getting your order in and finalized by early fall. Production queue can get filled very quickly during busy season. And is on a first come first serve basis with finalized paid order. Timeline varies depending on product line, you can see each timeline estimate on the product page towards the end of the page. The timeline for production starts once engineering is done and stamped and your account is in good standing financially. Keep in mind that while your home is being built in the factory, you have site work to do so by the time the unit is ready so is your site. That is the difference between building on site vs factory built. If you were building your home on site, you would still have all the site work to do, but you cannot start your build until those items were all completed. With a prefab, both processes are being done simultaneously.

Here is an outline of the Stages and Timelines for MODULAR HOMES :

Stage 1-  Drawings and Engineering (4-8 weeks ) 25% Payment required

  • Green Terra Homes will provide architectural drawings that can be submitted for local permit approval
  • Site specific engineering and site reports as required
  • Select and finalize finishes and upgrades

Stage 2- Permit Submission (1-6+months)

  • We will email you the electronic docs for you to print
  • Permit documents are submitted to the local municipality by Owner/Builder for approval
  • Any questions from local municipality should be forwarded to us for review and assistance where possible.

Stage 3- Sales Order – 25% Pre-Construction Payment (4-8 weeks)

  • Locks in next available production spot (Limited Spots Available)
  • Site construction usually starts at this time by Owner/Builder
  • Typically, 4-8 week framing time once manufacturing begins

Stage 4 -Factory Construction– 40% Payment required (6-12 weeks)

  • Required prior to Sheathing, electrical and Plumbing
  • All payments for upgrades and finishes must be completed as well

Stage 5- Final 10% Payment to Green Terra Homes (2-3 weeks)  

  • Required prior to shipping
  • Coordinate Shipping arrangements with Owner/Builders shipping company
  • Storage fee extra if required
  • Walkthrough is required with Client (in person or video)

 

To Reserve Your Spot in Production:

  • 25% deposit of home sale price will be required to start design and engineering
  • 25% Pre-construction payment required to secure production spot
  • Additional 40% due after framing cut to confirm manufacture date
  • If you miss the deadlines you will be bumped to the next available production spot

 

    DIY STEEL FRAMING KITS

    For DIY kits, the timelines vary depending on the size and model chosen, timelines may be a bit longer for a Home kit vs a steel building kit. Timelines below are the standard procedure:

    Stage 1- Drawings and Engineering (4-8 weeks ) 80% Payment required

    • Green Terra Homes will provide structural drawings (see details about what plans are provided HERE)
    • Site specific engineering and site reports as required (charges may apply see above)
    • Locks in next available manufacturing spot (Limited Spots Available)
    • Sign off on your layout and add-on choices if applicable

    Stage 2-  Manufacturing (4-10 weeks)

    • Typically, 4-10 week once manufacturing begins depending on unit model and size and production queue
    • Any upgrades chosen or added must be paid in full at this time.

    Stage 3 – Final 20% Payment and Shipping  (2-3 weeks)  

    • Payment is Required 2 weeks prior to shipping
    • Coordinate Shipping arrangements with Owner/Builders
    • Coordinate any tariffs and fees and duties if applicable
    • Allow time for delivery
    • Storage fee extra if required (if you need us to store the unit past 30 days)

    To Reserve Your Spot in Production, we need:

    • A confirmed signed Order
    • Down Payment – 80%  of sale price will be required to start design and engineering and to secure production spot
    • If you miss the deadlines you will be bumped to the next available production spot

    MOBILE, TINY, PARK MODEL HOMES (on chassis)

    Timelines vary depending on size, season, location and finishes requested. However the below is the general timeline for our standard product line:

    Stage 1- Drawings and Engineering (4-8 weeks ) 80% Payment required

    • Green Terra Homes will provide drawings that can be submitted for local permit approval
    • Site specific engineering and site reports as required
    • Locks in next available manufacturing spot (Limited Spots Available)
    • Sign off on your layout and finishes

    Stage 2-  Manufacturing (8-12 weeks)

    • Typically, 8-12 week once manufacturing begins
    • Any upgrades chosen or added must be paid in full at this time.

    Stage 3 – Final 20% Payment and Shipping  (2-3 weeks)  

    • Payment is Required 2 weeks prior to shipping along with in person or virtual walkthrough
    • Coordinate Shipping arrangements with Owner/Builders
    • Coordinate any tariffs and fees and duties if applicable
    • Allow time for delivery
    • Storage fee extra if required (if you need us to store the unit past 30 days)

    What is your REFUND policy

    Please note that if a 1% deposit is paid to hold the Quote and pricing for 60-90 days, this deposit minus a $100 processing fee and any and all design fees incurred is refundable only if requested in writing prior to the 60-90 day deadline from acceptance of the quote. Past 90 days, if the client has not paid the first installment, the 1% becomes non-refundable and is forfeited. Consultation fees are non-refundable. If a down payment is paid and design and engineering has started, and a client wants to cancel the order, there will be a $565 fee or 10% of total sale amount whichever is more, plus any design charges incurred at a rate of $125/hr as declared by vendor and any fees incurred for engineering and or engineered drawings. If a refund is granted, please allow 30-45 business days from the date we receive the refund request, for processing. We will notify you via email when Refund is disbursed. Client Assistance Services such as permit inquiries, survey inquiries, etc. are billed at $50/hr plus $0.54/km and are non-refundable. Once Steel is cut and production starts, there are no returns, exchanges or refunds, and purchaser will be liable for complete order.  There is no return, refund or exchange on custom orders. Green Terra Homes will not hold your down payment separately or in an escrow or pay any interest on your down Payment. Items PAID and not picked up by Client will only be held for 30 days, then storage fees will apply at the rate of $100-$1000 per day depending on the size of the unit. Within 90 days the item will be considered abandoned and disposed of without prior notice, to recoup storage and restocking expenses and any and all fees paid to date are forfeited and non-refundable.
